From Preparation to Negotiation: A Record Loft Sale in Dogpatch

Successfully selling a home in San Francisco requires much more than simply putting it on the market. The right preparation, pricing strategy, marketing, and neighborhood expertise can make a significant difference in the final result.

We were proud to represent the sellers of 851 Indiana Street #304, a two-bedroom, two-bath brick-and-timber loft at the Esprit Park condominiums in Dogpatch. Before bringing the home to market, we worked closely with our clients to develop a strategic preparation plan designed to maximize value and buyer appeal.

The sellers chose to remodel both bathrooms, repaint the unit, and update the main kitchen light fixture. We helped guide the design decisions, selected finishes that complemented the loft’s architecture, and managed coordination with contractors throughout the process. We also selected the staging team and directed the design toward a lighter, cleaner, more modern presentation that emphasized the loft’s openness, natural light, and volume.

Once preparation was complete, we professionally photographed the property, created a custom marketing website, and launched a targeted marketing campaign. Based on our deep knowledge of the Dogpatch loft market and recent comparable sales within the building, we positioned the property at $1,395,000 with a pricing strategy designed to generate strong interest and competitive offers.

The home debuted with open-house showings on Friday evening, Saturday, and Sunday. By Sunday, we received a preemptive offer and successfully negotiated a final sale price of $1,425,000; achieving one of the highest price-per-square-foot sales for a comparable unit since before the pandemic.

Strong results come from thoughtful preparation, strategic pricing, skilled negotiation, and an agent who understands both the property and the neighborhood at a high level. If you are considering selling, it is important to work with someone who can not only market your home effectively, but also manage the entire process from start to finish.
